Block management software for England
Freeholdr is block management software with AI agents built in. Agents read the records and prepare the work, fixed rules check it, and a person on your team approves it before anything goes out.
Who it is for
Managing agents, resident management companies (RMCs) and right to manage (RTM) companies running residential blocks in England.
What it covers
- Leases: agents find the clause, quote it and show where it came from.
- Service charges: budgets, demands, apportionment and year-end balancing.
- Section 20: threshold checks, notices and dates for qualifying works.
- Repairs: works orders checked against the £250 per leaseholder limit, with related orders counted and uninsured contractors refused.
- Compliance: fire, gas, lift and electrical records for every block on one screen, worst first.
- Contracts: a register that tests each contract for a Section 20 long-term agreement.
- Alerts and email: one place for what needs a person today, with possible gas, fire, flood or entrapment emergencies raised straight away.
- A portal where leaseholders see their account, letters and documents, and report problems to a person.
How the AI is kept in check
- Shares, dates and legal limits come from fixed rules. A model never guesses them.
- An answer that cannot cite its source is not shown.
- Demands, notices and works orders wait for a person, and there is no AI chat with leaseholders.
- Whoever prepares something cannot approve it, and every approval and rejection records who and when.
What it does not do
It works in England only, and it is not legal advice. The rule library has not yet been signed off by a qualified legal reviewer, and the product says so on screen.
Questions
- What is block management software?
- Software for running residential blocks of flats: leases, service charges, Section 20 consultations, repairs, safety records and communication with leaseholders.
- Can I try it without signing up?
- Yes. The demo opens straight away with sample data, and nothing in it is real or sent anywhere.
- Does it work in Scotland or Wales?
- No. The rule library is for England, and Section 20 consultations refuse schedules with homes in Wales.
